Director of Engineering – Multi-Property Management (Dir-Engineering -Multiprop-A)
We are seeking a seasoned and strategic Director of Engineering to oversee the comprehensive maintenance, operational efficiency, and long-term asset protection of multiple properties within the Central Area District of Al-Madinah Al-Munawarah, Saudi Arabia. This pivotal leadership role demands a high level of technical expertise, financial acumen, and operational excellence to ensure the seamless functioning of buildings, grounds, and physical plants while prioritizing safety, security, and regulatory compliance. The ideal candidate will be responsible for driving engineering strategies that align with organizational goals, optimizing financial performance, and delivering exceptional service to both guests and employees.
Key Responsibilities
The Director of Engineering will play a critical role in managing engineering operations, budgets, and standards across multiple properties. The position requires a hands-on approach to overseeing HVAC-R, electrical, plumbing, refrigeration, water treatment, and fire safety systems, ensuring all equipment and infrastructure operate at peak efficiency. The role encompasses the following core responsibilities:
- Engineering Operations and Budget Management:
- Collaborate with property and regional engineering leadership to evaluate performance against budget, identifying and addressing areas of concern proactively.
- Administer and manage service contracts to meet property needs while controlling controllable expenses such as wages, utilities, tools, and vendor agreements.
- Develop and implement an engineering operating strategy that aligns with the property and brand’s business objectives, ensuring integration with departmental goals.
- Oversee the execution of long-term preventative maintenance and 10-year asset protection plans for each unit, ensuring compliance with Standard Operating Procedures.
- Review financial reports, budget worksheets, and payroll progress reports to assess engineering performance, address concerns, and propose solutions to stakeholders.
- Supervise construction projects to ensure timely completion within budgetary and regulatory guidelines.
- Maintaining Engineering Standards:
- Ensure strict compliance with state, local, and federal regulations, including maintaining property life safety systems such as fire-fighting equipment, sprinkler systems, and alarm systems.
- Verify that building and equipment licenses, permits, and certifications are current and up to date for all units.
- Administer property policies with fairness and consistency, fostering a culture of accountability and operational excellence.
- Lead the emergency response team for all facility-related issues, ensuring preparedness and rapid resolution.
- Driving Profitability and Financial Performance:
- Manage departments’ controllable expenses to achieve or exceed budgeted goals, including utilities, labor, and supply costs.
- Participate in the development of capital expenditure goals and manage projects to maximize return on investment.
- Prepare and present weekly and period-end profit and loss (P&L) critiques for each unit, educating staff on financial performance and operational impacts.
- Monitor and manage payroll functions to ensure alignment with budgetary constraints and operational needs.
Candidate Profile
To excel in this role, candidates must possess a blend of technical expertise, leadership acumen, and financial management skills. The ideal candidate will meet the following qualifications:
- Education and Experience:
- A high school diploma or GED, supplemented by at least 6 years of experience in engineering and maintenance or a related professional field, including technical training in HVAC-R, electrical, or plumbing systems.
- OR
- A 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or a related major, combined with at least 4 years of relevant experience in engineering and maintenance, along with technical training in HVAC-R, electrical, or plumbing systems.
- Core Competencies:
- Proven ability to manage multi-property engineering operations with a focus on safety, compliance, and asset protection.
- Strong financial acumen, including budget development, expense management, and P&L analysis.
- Exceptional leadership skills, with the ability to coach and mentor engineering teams to achieve operational and financial goals.
- In-depth knowledge of HVAC-R, electrical, plumbing, and fire safety systems, along with familiarity with regulatory requirements and industry standards.
- Excellent communication and interpersonal skills, with the ability to collaborate effectively with stakeholders at all levels.
