BMS Engineer

About the Role

We are looking for a highly skilled and experienced BMS Commissioning Engineer to join our dynamic team in Jeddah, Saudi Arabia. In this pivotal role, you will be responsible for the end-to-end commissioning, testing, troubleshooting, and optimization of Building Management Systems (BMS) across a diverse portfolio of commercial, residential, and infrastructure projects. Your expertise will ensure the seamless integration and performance of BMS solutions, aligning with industry standards and regulatory requirements.

Key Responsibilities

The successful candidate will undertake a range of critical duties, including:

• Commissioning and Testing: Conduct comprehensive BMS commissioning activities, including point-to-point checks, loop testing, and Functional Performance Testing (FPT) to validate system functionality and compliance.
• HVAC System Integration: Commission and optimize HVAC systems, including Air Handling Units (AHUs), Fan Coil Units (FCUs), Variable Air Volume (VAV) systems, chillers, cooling towers, pumps, and pressurization systems, ensuring peak operational efficiency.
• Protocol Configuration: Configure and troubleshoot advanced communication protocols such as BACnet, Modbus RTU/TCP, and LonWorks to facilitate seamless BMS integration and interoperability.
• System Integration: Integrate BMS with critical building systems, including Fire Alarm, Lighting Control, and Access Control systems, to enhance operational safety and efficiency.
• Compliance and Verification: Ensure all BMS installations adhere to project specifications, Saudi Building Code (SBC), Saudi Electricity Company (SEC) standards, ASHRAE guidelines, and Civil Defense requirements, mitigating risks and ensuring regulatory compliance.
• Diagnostics and Resolution: Diagnose and resolve technical issues related to sensors, actuators, Direct Digital Control (DDC) controllers, and control panels, minimizing downtime and optimizing system performance.
• Documentation and Handover: Prepare detailed commissioning reports, as-built drawings, Operation & Maintenance (O&M) manuals, and support the project handover process to ensure a smooth transition to operations.
• Stakeholder Coordination: Collaborate closely with consultants, contractors, and BMS vendors throughout the commissioning lifecycle to ensure alignment, resolve discrepancies, and deliver high-quality outcomes.

Qualifications and Skills

To excel in this role, candidates must meet the following criteria:

• Education: A Bachelor’s Degree in Mechanical Engineering, Electrical Engineering, or Mechatronics Engineering from a recognized institution.
• Experience: A minimum of 4 to 10 years of hands-on experience in BMS commissioning, with a strong preference for candidates with GCC experience.
• Project Exposure: Proven track record in large-scale projects such as airports, hospitals, commercial towers, industrial facilities, or infrastructure projects, demonstrating the ability to manage complex BMS environments.

Technical Proficiency: Candidates should possess in-depth technical knowledge and hands-on experience with one or more of the following BMS platforms:

• Siemens (Desigo CC)
• Schneider Electric (EcoStruxure)
• Honeywell (Centraline) / Tridium
• Johnson Controls (EasyIO)

Additionally, the ideal candidate will have:

• Strong expertise in HVAC control systems, DDC controllers, SCADA, and control wiring.
• Proficiency in interpreting P&IDs, control schematics, Issued for Construction (IFC) drawings, and Mechanical, Electrical, and Plumbing (MEP) drawings.
• Excellent communication and coordination skills to liaise effectively with cross-functional teams and stakeholders.
• Exceptional troubleshooting and problem-solving abilities to address technical challenges efficiently.
• Ability to thrive in a fast-paced project environment with a keen focus on delivering results.
• Fluency in English is essential; proficiency in Arabic is considered an advantage.
