Director of Engineering – Multi-Property Management (Al-Madinah Al-Munawarah)

We are seeking a seasoned and strategic Director of Engineering – Multi-Property to oversee the comprehensive maintenance, operational efficiency, and long-term asset protection of multiple properties in the Central Area District of Al-Madinah Al-Munawarah, Saudi Arabia. This pivotal leadership role demands a high level of technical expertise, financial acumen, and operational excellence to ensure the seamless functioning of buildings, grounds, and physical plant systems while prioritizing safety, security, and regulatory compliance. The ideal candidate will drive engineering strategies that align with organizational goals, optimize financial performance, and deliver exceptional service to guests and employees alike.

Key Responsibilities

The Director of Engineering will lead a dynamic team to manage engineering operations across multiple properties, ensuring operational excellence, cost efficiency, and adherence to industry standards. Core responsibilities include:

  • Engineering Operations and Budget Management:
    • Collaborate with property and regional leadership to evaluate engineering performance against budget, identifying and addressing areas of concern proactively.
    • Oversee the maintenance of critical systems, including HVAC, refrigeration, plumbing, water treatment, electrical, and fire safety equipment, in strict accordance with Standard Operating Procedures (SOPs).
    • Administer and negotiate service contracts to meet property needs while optimizing vendor relationships and cost efficiency.
    • Develop and implement an engineering operating strategy that aligns with the property’s business objectives, ensuring long-term sustainability and financial performance.
    • Manage and control utility expenses, including heat, light, and power, to minimize operational costs without compromising service quality.
    • Prepare and review financial reports, budget worksheets, and payroll progress to assess performance and propose corrective actions where necessary.
    • Supervise construction projects to ensure timely completion within budgetary and regulatory guidelines.
  • Engineering Standards and Compliance:
    • Ensure full compliance with local, state, and federal regulations, including building codes, safety standards, and environmental requirements.
    • Maintain and inspect property life safety systems, such as fire suppression, sprinkler systems, and alarm systems, to guarantee operational readiness.
    • Verify that all building and equipment licenses, permits, and certifications are current and valid for each property under management.
    • Administer property policies consistently and fairly to foster a secure and compliant operational environment.
  • Profitability and Financial Stewardship:
    • Monitor and manage controllable expenses, including wages, utilities, tools, equipment, and inventory, to achieve or exceed budgeted targets.
    • Participate in the development of capital expenditure goals and oversee project execution to enhance asset value and operational efficiency.
    • Prepare and present weekly and period-end profit and loss (P&L) critiques for each property, highlighting trends, variances, and actionable insights.
    • Educate engineering staff on financial performance metrics and their impact on overall property goals to foster a culture of accountability and continuous improvement.
  • Emergency Response and Asset Protection:
    • Lead the emergency response team for all facility-related issues, ensuring preparedness and rapid resolution of critical incidents.
    • Develop and implement a 10-year asset protection plan, including preventative maintenance schedules, to extend the lifecycle of property systems and infrastructure.

Candidate Profile

To excel in this role, candidates must possess a blend of technical expertise, leadership acumen, and financial management skills. The ideal candidate will meet the following qualifications:

  • Education:
    • A high school diploma or GED, supplemented by at least 6 years of experience in engineering, maintenance, or a related professional field, with technical training in HVAC-R, electrical, or plumbing systems.
    • OR
    • A 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or a related major, combined with at least 4 years of relevant experience and technical training in HVAC-R, electrical, or plumbing systems.
  • Experience and Skills:
    • Proven track record in managing multi-property engineering operations, including budgeting, cost control, and regulatory compliance.
    • Strong leadership abilities to coach and mentor engineering teams, fostering a culture of accountability and operational excellence.
    • Exceptional analytical skills to interpret financial reports, identify trends, and propose data-driven solutions.
    • In-depth knowledge of HVAC, electrical, plumbing, and fire safety systems, with the ability to troubleshoot and resolve complex technical issues.
    • Excellent communication and interpersonal skills to collaborate effectively with cross-functional teams, vendors, and property leadership.
