Job Overview

We are seeking a highly skilled and strategic Director of Engineering – Multi-Property to oversee the maintenance, safety, and operational efficiency of multiple buildings and facilities in the Central Area District of Al-Madinah Al-Munawarah, Saudi Arabia. This leadership role demands a proactive approach to property management, ensuring compliance with regulatory standards while optimizing financial performance and guest satisfaction. The ideal candidate will possess extensive experience in engineering operations, budget management, and emergency response coordination, with a strong focus on asset protection and energy conservation.

Key Responsibilities

The Director of Engineering will play a pivotal role in driving operational excellence across all managed properties. Core responsibilities include:

  • Engineering Operations and Budget Management:
    • Collaborate with property and regional leadership to evaluate engineering performance against budgetary targets, identifying and addressing areas of concern proactively.
    • Oversee the maintenance of critical systems, including HVAC, refrigeration, plumbing, water treatment, and electrical infrastructure, in strict adherence to Standard Operating Procedures.
    • Administer and manage service contracts to ensure cost-effective and high-quality support for property needs.
    • Develop and implement an engineering operating strategy aligned with the property’s business objectives, including long-term preventative maintenance and asset protection plans.
    • Monitor and control utility expenses (e.g., heat, light, power, and water consumption) while coaching the engineering leadership team to optimize controllable costs such as wages, tools, and vendor agreements.
    • Review financial reports, P&L statements, and budget worksheets to assess performance and propose corrective actions to property owners.
  • Compliance and Safety Standards:
    • Ensure full compliance with local, state, and federal regulations, including maintaining property life safety systems (e.g., fire suppression, sprinklers, and alarm systems).
    • Verify that all building and equipment licenses, permits, and certifications are current and up to date for each managed unit.
    • Administer property policies with fairness and consistency, fostering a culture of accountability and operational integrity.
  • Profitability and Financial Oversight:
    • Manage departmental payroll functions and controllable expenses to meet or exceed budgeted financial goals.
    • Participate in the development and execution of capital expenditure initiatives, ensuring projects are completed on time and within budgetary constraints.
    • Prepare and present weekly and period-end P&L critiques to evaluate financial performance and identify opportunities for improvement.
    • Educate staff on the financial impact of engineering operations to align departmental goals with overall property profitability.
  • Emergency Response and Leadership:
    • Lead the emergency response team for all facility-related incidents, ensuring staff are fully trained on procedures, equipment, and alarm systems.
    • Supervise construction and renovation projects to guarantee timely completion while adhering to safety and budgetary guidelines.

Candidate Profile

To excel in this role, candidates must meet the following qualifications:

  • Education:
    • A high school diploma or GED, supplemented by 6 years of experience in engineering, maintenance, or a related field, along with technical training in HVAC-R, Electrical, or Plumbing.
    • OR
    • A 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or a related discipline, combined with 4 years of relevant professional experience and technical training in HVAC-R, Electrical, or Plumbing.
  • Core Competencies:
    • Proven leadership experience in managing multi-property engineering operations, including budget administration and regulatory compliance.
    • Strong analytical skills to interpret financial reports and develop data-driven strategies for cost optimization and efficiency improvements.
    • Exceptional communication and interpersonal abilities to collaborate with cross-functional teams, property owners, and external vendors.
    • In-depth knowledge of HVAC-R, electrical, plumbing, and water treatment systems, with a commitment to safety and sustainability.
    • Ability to thrive in a fast-paced environment, prioritizing tasks and managing multiple priorities without compromising quality or compliance.
