Director of Engineering – Multi-Property Management (Al-Madinah Al-Munawarah, Saudi Arabia)
We are seeking a seasoned and strategic Director of Engineering to oversee the comprehensive maintenance, operational efficiency, and long-term asset protection of multiple properties in the Central Area District of Al-Madinah Al-Munawarah, Saudi Arabia. This pivotal leadership role demands a high level of technical expertise, financial acumen, and operational excellence to ensure the seamless functioning of buildings, grounds, and physical plant systems while delivering exceptional guest and employee experiences. The ideal candidate will be responsible for driving engineering strategies that align with business objectives, managing budgets, and ensuring compliance with all regulatory standards.
Key Responsibilities
The Director of Engineering will play a critical role in shaping the operational and financial success of the properties under their supervision. The position requires a hands-on leader who can balance technical oversight with strategic planning to maximize efficiency, safety, and profitability. Core responsibilities include:
- Engineering Operations and Budget Management:
- Collaborate with property and regional engineering leadership to evaluate performance against budget, identifying and addressing areas of concern proactively.
- Oversee the maintenance of critical systems, including HVAC, refrigeration, plumbing, water treatment, electrical systems, and fire safety equipment, in strict adherence to Standard Operating Procedures.
- Administer and manage service contracts to meet the evolving needs of the properties.
- Develop and implement an engineering operating strategy that aligns with the property and brand’s broader business objectives.
- Manage and control utility expenses, including heat, light, and power, while optimizing energy conservation initiatives.
- Prepare and present weekly and period-end profit and loss (P&L) critiques for each unit to ensure financial targets are met or exceeded.
- Supervise construction projects to ensure timely completion within budgetary constraints and regulatory compliance.
- Maintaining Engineering Standards and Compliance:
- Ensure full compliance with state, local, and federal regulations, including maintaining current building and equipment licenses, permits, and certifications.
- Oversee property life safety systems, such as fire suppression, sprinkler systems, and alarm systems, to guarantee the highest standards of safety and security.
- Implement and enforce property policies consistently across all units to uphold operational integrity and regulatory adherence.
- Driving Profitability and Financial Performance:
- Monitor and manage controllable expenses, including wages, utilities, tools, equipment, grounds keeping supplies, and vendor agreements, to achieve or surpass budgeted goals.
- Participate in the development and execution of capital expenditure goals, ensuring projects are completed on time and within budget.
- Review financial reports, operating statements, and budget worksheets to assess engineering performance and identify opportunities for improvement.
- Educate staff on the financial impact of engineering operations to foster a culture of accountability and cost-consciousness.
- Leadership and Emergency Response:
- Lead and mentor the engineering leadership team, providing coaching and support to enhance their ability to manage departmental goals effectively.
- Develop and implement long-term preventative maintenance and 10-year asset protection plans to safeguard property investments.
- Serve as the primary point of contact for emergency response teams, ensuring all staff are fully trained on procedures, equipment, and alarm systems.
Candidate Profile
To excel in this role, candidates must possess a blend of technical expertise, leadership skills, and financial acumen. The ideal candidate will have:
- Education and Experience:
- A high school diploma or GED, complemented by a minimum of 6 years of experience in engineering, maintenance, or a related field, along with technical training in HVAC-R, Electrical, or Plumbing systems.
- OR
- A 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or a related discipline, coupled with at least 4 years of relevant experience and technical training in HVAC-R, Electrical, or Plumbing systems.
- Core Competencies:
- Proven ability to manage multi-property engineering operations with a focus on safety, efficiency, and regulatory compliance.
- Strong financial management skills, including budget development, expense control, and P&L analysis.
- Exceptional leadership and communication skills to inspire and guide engineering teams toward achieving departmental and organizational goals.
- In-depth knowledge of HVAC, electrical, plumbing, and life safety systems, with a commitment to continuous improvement and innovation.
- Ability to develop and execute long-term maintenance and asset protection strategies that align with business objectives.
