Finance Director ( Saudi )

Role Overview

As the Finance Director for our dynamic real estate organization, you will play a pivotal role in shaping and executing the company’s financial strategy across its diverse portfolio, which includes development, investment, and property management. Reporting directly to the Chief Financial Officer (CFO), you will oversee a broad spectrum of financial operations, from strategic planning and project financing to regulatory compliance and investor relations. This senior leadership position demands a strategic mindset, exceptional analytical skills, and the ability to drive financial excellence in a fast-paced, high-stakes environment. Your expertise will be instrumental in guiding executive decisions on acquisitions, capital structure, and long-term growth initiatives.

Key Responsibilities

Strategic Leadership & Financial Governance

In this capacity, you will develop and implement a robust financial strategy that aligns with the company’s overarching business objectives. Your role involves providing high-level strategic advice to the CFO and executive leadership on critical financial decisions, including acquisitions, developments, disposals, and joint ventures. You will lead the creation of comprehensive financial models and feasibility studies to evaluate real estate projects and investments, ensuring they meet profitability and return on investment (ROI) targets. Your leadership will be pivotal in optimizing capital allocation and enhancing shareholder value.

Financial Planning, Analysis & Reporting

You will oversee the entire financial planning and analysis function, including budgeting, forecasting, and long-range financial planning. Your responsibilities will extend to monitoring project profitability, internal rate of return (IRR), and cash flow management across the portfolio. By analyzing market trends, financing costs, and capital allocation opportunities, you will provide actionable insights to support data-driven decision-making. Additionally, you will ensure the timely and accurate preparation of financial statements in compliance with International Financial Reporting Standards (IFRS) and Generally Accepted Accounting Principles (GAAP).

Compliance, Risk Management & Internal Controls

Ensuring strict adherence to tax regulations, statutory requirements, and financial governance is a core aspect of this role. You will establish and maintain robust internal controls, policies, and financial governance frameworks to safeguard the company’s assets and mitigate risks. Your responsibilities include managing audits—both internal and external—and serving as the primary liaison with auditors and regulatory bodies. You will also identify and address financial and operational risks, implementing proactive measures to protect the organization’s interests.

Team Leadership & Process Optimization

As a leader, you will oversee a high-performing finance team, including Finance Managers, Accountants, Financial Analysts, and AP/AR teams. Your role involves mentoring and developing talent, fostering a culture of excellence, and driving continuous process improvement. You will spearhead the optimization of finance systems and Enterprise Resource Planning (ERP) platforms, such as SAP, Oracle, NetSuite, Yardi, or similar tools, to enhance efficiency and accuracy across financial operations.

Qualifications & Professional Requirements

• Education: A Bachelor’s degree in Finance, Accounting, or a related field is required. A Master’s degree or MBA is highly preferred.
• Certifications: Professional certification such as CPA, ACCA, CMA, or CFA is mandatory.
• Experience: A minimum of 10 years of progressive finance experience, with at least 5 years in a senior or leadership role. Prior experience in real estate, construction, or property investment finance is essential.
• Technical Expertise: In-depth knowledge of real estate financial modeling, project finance, and IFRS standards. Proficiency in ERP systems is required.
