In this dynamic position, you will leverage advanced financial analysis, market research, and rigorous due diligence to identify, evaluate, and enhance investment opportunities across Local Real Estate markets. You will collaborate closely with internal teams and external stakeholders—including developers, regulatory authorities, and service providers—to ensure strategic alignment, mitigate risks, and execute projects with precision. This role offers an exceptional opportunity to contribute to high-impact real estate investments while developing expertise in financial modeling, market analysis, and portfolio optimization.

Key Responsibilities

As an Assistant Investment Manager, your core responsibilities will encompass a broad spectrum of financial and analytical tasks designed to support informed investment decisions and portfolio growth. Your contributions will be instrumental in shaping the success of our real estate ventures:

  • Financial Analysis and Modeling: Conduct advanced financial analyses, including cash-flow modeling, investment-return calculations, and sensitivity analysis, to provide data-driven insights for investment decision-making. Assess the financial viability of potential opportunities by evaluating income potential, expense structures, and market positioning to identify high-value investments.
  • Market Research and Due Diligence: Perform comprehensive market research, including sales and leasing comparables, feasibility studies, and benchmarking against local and regional trends. Analyze demographic, economic, and competitive data to uncover emerging opportunities and proactively mitigate risks. Oversee detailed due diligence on potential acquisitions, reviewing legal documents, lease agreements, and property condition assessments to ensure thorough evaluation.
  • Risk Assessment and Strategic Alignment: Evaluate valuations, Highest and Best Use (HBU) studies, and visibility analyses conducted by external parties to validate investment potential. Develop and implement strategies to identify and mitigate investment risks through continuous review and proactive measures. Ensure all projects align with strategic objectives by collaborating with governmental entities, developers, engineering consultants, property managers, and facility managers.
  • Stakeholder Communication and Reporting: Prepare and deliver periodic investor reports in compliance with regulatory reporting requirements, ensuring transparency and accountability. Develop clear, concise, and compelling presentations and investment memos tailored for internal and external stakeholders to facilitate informed decision-making.
  • Portfolio Performance Monitoring: Support the ongoing monitoring of portfolio performance, providing actionable insights to enhance asset value and optimize returns. Work collaboratively with cross-functional teams to address challenges and capitalize on opportunities in a timely manner.

Qualifications and Requirements

To excel in this role, you must possess a strong academic background and hands-on experience in real estate investment and asset management. Sidra Capital is seeking a motivated professional with the following qualifications:

  • Education: Bachelor’s degree in Finance, Economics, Real Estate, or a related field from an accredited institution.
  • Professional Experience: Minimum of 3-5 years of relevant experience in real estate acquisitions, asset management, or a closely related discipline, with a proven track record of contributing to successful investment outcomes.
  • Technical Skills: Strong analytical and financial modeling skills, including proficiency in discounted cash-flow (DCF) analysis and comparable sales analysis. Familiarity with real estate software and tools is a plus.
  • Certifications: CFA Level I and/or CAIA Level I designation is preferred. CME 1 & 4 certification is required.
  • Professional Attributes: Exceptional attention to detail, strong problem-solving abilities, and the capacity to work effectively in a fast-paced, collaborative environment. Excellent communication and presentation skills are essential for engaging with stakeholders at all levels.
