About the Role
We are seeking a seasoned and visionary Operations and Maintenance Director to lead the comprehensive management of our Science Park, including a state-of-the-art multi-tenant building. In this pivotal role, you will be responsible for ensuring the seamless operation and maintenance of all infrastructure, services, and facilities, fostering an environment that prioritizes safety, efficiency, and productivity for tenants and stakeholders alike. You will spearhead a high-performing team, collaborate with cross-functional departments, and engage with key partners such as King Fahd University of Petroleum and Minerals (KFUPM) to deliver exceptional facility management services.
Key Responsibilities
The Operations and Maintenance Director will play a critical role in developing, implementing, and overseeing facility management policies and procedures to ensure the optimal performance of the Science Park and its multi-tenant building. Your responsibilities will include:
- Facility Operations and Maintenance: Oversee all aspects of operations and maintenance for the Science Park’s infrastructure, including janitorial services, landscape maintenance, electrical systems, general infrastructure, and roads and street lighting. Ensure that all systems and facilities are maintained to the highest standards of functionality and safety.
- Multi-Tenant Building Management: Lead the operations and maintenance of the multi-tenant building, ensuring that all building systems—such as HVAC, plumbing, electrical, and fire safety—are fully operational and compliant with regulatory requirements. Address tenant needs promptly and proactively to enhance their experience.
- Inspections and Compliance: Conduct regular inspections and audits of facilities and infrastructure to identify potential issues, ensure adherence to regulations, and recommend strategic improvements to enhance operational efficiency and safety.
- Budget and Financial Management: Develop, manage, and monitor the facility management budget, including expenses related to maintenance, repairs, services, and operational supplies. Ensure cost-effective resource allocation while maintaining high service standards.
- Incident Management and Emergency Response: Establish and manage a robust incident reporting system to track facility-related issues. Investigate problems, develop corrective action plans, and implement preventive measures to minimize recurrence. Develop and oversee emergency response plans for incidents such as power outages, equipment failures, or natural disasters.
- Stakeholder Collaboration: Serve as the primary liaison with key stakeholders, including:
- King Fahd University of Petroleum and Minerals (KFUPM): Collaborate on shared resources, infrastructure, and operational initiatives to align facility management with the university’s strategic goals.
- Tenants: Address tenant requests, resolve concerns, and maintain strong relationships to ensure their satisfaction and retention.
- Contractors and Vendors: Manage vendor relationships, oversee service contracts, and ensure the quality and timeliness of all outsourced operations and maintenance activities.
- Continuous Improvement: Stay abreast of industry best practices, emerging technologies, and regulatory changes in facility management. Drive a culture of operational excellence, efficiency, and continuous improvement within the facility management team.
- Reporting and Communication: Communicate facility objectives, progress, challenges, and achievements to senior management and other stakeholders through clear, concise, and timely reports.
Qualifications and Requirements
To excel in this role, you must possess the following qualifications and experience:
- Education: A Bachelor’s degree in Engineering (Mechanical, Electrical, Civil), Facility Management, or a related field. Advanced degrees or certifications are a plus.
- Experience: Minimum of 10-15 years of progressive experience in facility management, with a proven track record in leadership roles. Prior experience managing operations and maintenance for science parks, industrial parks, or large commercial complexes is highly preferred.
- Technical Knowledge: In-depth understanding of building systems (HVAC, electrical, plumbing, fire safety), infrastructure management, and relevant local and international regulations and industry standards.
- Certifications: Professional certification in Facility Management (e.g., Certified Facility Manager (CFM) or Facility Management Professional (FMP)) is highly desirable.
