Job Overview

We are seeking a seasoned and strategic Director of Engineering – Multiproperty (Dir-Engineering -Multiprop-A) to oversee the comprehensive maintenance, operational efficiency, and financial performance of multiple properties within the Central Area District of Al-Madinah Al-Munawarah, Saudi Arabia. This pivotal leadership role demands a high level of expertise in property maintenance, regulatory compliance, and emergency response management. The ideal candidate will be responsible for ensuring the seamless operation of building systems, grounds, and physical plants while maximizing guest and employee satisfaction, minimizing operational costs, and upholding stringent safety and security standards.

Key Responsibilities

The Director of Engineering will play a critical role in aligning engineering operations with the property’s business strategy, driving profitability, and maintaining regulatory compliance. Core responsibilities include:

  • Engineering Operations and Budget Management:
    • Collaborate with property and regional engineering leadership to evaluate budget performance, identify areas of concern, and propose proactive solutions to property owners.
    • Oversee the management of physical plants, including HVAC systems, refrigeration, plumbing, water treatment, electrical systems, and grounds maintenance, in strict adherence to Standard Operating Procedures.
    • Administer and negotiate service contracts to meet property needs while optimizing cost efficiency.
    • Develop and implement an engineering operating strategy that aligns with the property’s long-term business objectives and financial goals.
    • Prepare and manage detailed engineering budgets, ensuring alignment with capital expenditure goals and regulatory requirements.
    • Review financial reports, operating statements, and payroll progress to assess performance against budgetary targets for each unit.
    • Supervise construction projects to ensure timely completion within budgetary and regulatory guidelines.
  • Maintaining Engineering Standards and Compliance:
    • Ensure full compliance with local, state, and federal regulations, including building codes, safety standards, and environmental requirements.
    • Oversee the maintenance of life safety systems, including fire suppression systems, sprinklers, alarms, and emergency response equipment.
    • Verify that all building licenses, permits, and certifications are current and properly maintained for each unit.
    • Implement and enforce property policies consistently across all managed units to ensure operational excellence and regulatory adherence.
  • Driving Profitability and Financial Performance:
    • Monitor and manage controllable expenses, including wages, utilities, supplies, and vendor agreements, to achieve or exceed budgeted financial targets.
    • Prepare weekly and period-end profit and loss (P&L) critiques to evaluate departmental performance and identify opportunities for improvement.
    • Participate in the development of capital expenditure goals and manage projects to enhance asset protection and operational efficiency.
    • Educate staff on the financial impact of engineering operations and foster a culture of accountability and cost-conscious decision-making.
  • Emergency Response and Leadership:
    • Lead the emergency response team for all facility-related issues, ensuring preparedness and rapid resolution of critical incidents.
    • Train and coach the engineering leadership team on emergency procedures, equipment operation, and alarm system protocols.

Candidate Profile

To excel in this role, candidates must possess a blend of technical expertise, leadership acumen, and financial management skills. The ideal candidate will meet the following qualifications:

  • Education and Experience:
    • A high school diploma or GED with a minimum of 6 years of experience in engineering, maintenance, or a related professional field, including technical training in HVAC-R, electrical, or plumbing systems.
    • OR
    • A 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or a related field, coupled with at least 4 years of relevant experience in engineering and maintenance, including technical training in HVAC-R, electrical, or plumbing systems.
  • Core Competencies:
    • Proven ability to manage multiple properties with a focus on operational efficiency, safety, and regulatory compliance.
    • Strong leadership skills with experience in budgeting, financial analysis, and cost control.
    • In-depth knowledge of HVAC systems, electrical and plumbing infrastructure, and preventative maintenance strategies.
    • Exceptional problem-solving abilities with a proactive approach to identifying and addressing operational challenges.
    • Excellent communication and interpersonal skills to collaborate effectively with cross-functional teams, property owners, and external vendors.

Work Environment and Schedule

This is a full-time, on-site management position located in the Central Area District of Al-Madinah Al-Munawarah, Saudi Arabia. The role requires hands-on oversight of multiple properties, with frequent site visits to ensure operational excellence. The Director of Engineering will report to property and regional leadership teams and will be responsible for driving performance across all managed units.
