Key Responsibilities

In this role, you will be entrusted with a diverse range of responsibilities to support Mnzil’s mission of delivering exceptional housing solutions. Your duties will include:

• Building Assessments: Conduct on-site visits to evaluate buildings referred by the Sales and Leasing team, assessing their general condition, structural integrity, and capacity to determine their suitability for leasing.
• Technical Documentation: Prepare detailed Assessment Reports that capture critical building data, including room counts, bathroom facilities, floor plans, and measurements of key areas. Your reports will cover the condition of structural, electrical, and mechanical elements—such as plumbing, electrical systems, doors, ceilings, flooring, air conditioning, and safety and security measures—supported by photographic evidence. Additionally, you will identify required works to inform project planning.
• Project Planning: Develop a comprehensive Project Plan outlining the scope of work across disciplines, including civil, electrical, mechanical, plumbing, and safety. This plan will specify task durations, execution approaches (sequential or parallel), and serve as the foundation for project scheduling and resource allocation.
• Procurement and Logistics: Compile detailed lists of post-project requirements, such as furniture, electrical appliances, furnishings, and cooking and laundry equipment. Submit purchase requests through the company’s approved platform, track shipment statuses, manage inventory upon receipt, and verify the condition and conformity of delivered items.
• Construction Supervision: Oversee fit-out and maintenance works by conducting pre-execution, mid-execution, and post-execution inspections. Monitor workflows to ensure timely completion and adherence to project timelines.
• Financial Oversight: Review and validate invoices by cross-referencing data such as quantities, dates, and VAT numbers against on-site conditions. Reconcile discrepancies and upload approved invoices to the company’s ERP platform for seamless financial tracking.
• Final Inspection and Handover: Perform a thorough final inspection to ensure buildings meet Mnzil’s stringent standards. This includes verifying color schemes, power outlet distribution, unit numbering, safety system readiness (fire extinguishers and alarm systems), surveillance coverage, cleanliness of units and shared spaces, furniture and fixture installation, and the operational functionality of air conditioning and lighting systems.

Qualifications and Skills

To excel in this role, you will bring the following qualifications and competencies:

• A Bachelor’s degree in Civil Engineering, Architecture, or a closely related field.
• Proven experience in project coordination, property inspection, or facilities management, with a track record of delivering high-quality outcomes in fast-paced environments.
• Exceptional attention to detail and strong technical assessment skills, enabling you to identify and document building conditions accurately across multiple disciplines.
• Proficiency in interpreting and assessing civil, electrical, and mechanical building systems.
• Advanced skills in Microsoft Excel and Word for preparing detailed reports and documentation.
• Outstanding organizational and follow-up abilities, with the capacity to manage multiple concurrent projects across different sites efficiently.
• Fluency in both Arabic and English to facilitate clear communication with stakeholders and team members.
