Manager - Development - Residential Apartments

About the Role

We are seeking a highly motivated and experienced Manager - Development - Residential Apartments to join our Residential Business Unit. In this pivotal role, you will play a key part in driving the development management of apartment-led residential projects, ensuring alignment with Qiddiya’s strategic objectives. You will collaborate closely with senior leadership and cross-functional teams to shape project strategies, conduct feasibility assessments, refine residential products, and oversee the progression of projects through governance and approvals. The ideal candidate will possess a strong development management background, a deep understanding of residential products, commercial acumen, and exceptional stakeholder coordination skills across the entire development lifecycle.

Key Responsibilities

The successful candidate will be responsible for the following duties:

• Project Development Management: Oversee the end-to-end development of residential apartment projects, from early-stage feasibility and business planning through design, procurement, delivery coordination, and handover.
• Cross-Functional Collaboration: Coordinate inputs and insights from diverse teams, including Design, Delivery, Commercial, Cost Planning, Sales, Finance, Strategy, and external consultants, to ensure cohesive project execution.
• Product Definition and Strategy: Lead the definition of residential products, including unit mix, apartment typologies, amenities, customer propositions, and overall development strategies to meet market demands and business objectives.
• Project Monitoring and Governance: Track project progress against budget, programme, approvals, risks, and key milestones, ensuring compliance with Qiddiya’s governance and stage-gate processes.
• Reporting and Presentations: Prepare comprehensive development reports, presentations, governance submissions, and decision papers for senior leadership to facilitate informed decision-making.
• Feasibility and Business Planning: Support the preparation of feasibility studies, business plans, design briefs, and project execution strategies to ensure projects are commercially viable and aligned with strategic goals.
• Consultant and Partner Coordination: Manage relationships with external consultants and delivery partners, ensuring design outputs align with commercial, operational, and customer requirements.
• Risk and Dependency Management: Proactively track actions, risks, dependencies, and approvals throughout the project lifecycle to mitigate potential delays or issues.
• Procurement and Tendering: Assist in the procurement process, including tendering and appointment of consultants and delivery partners, to secure the best value and quality for projects.
• Compliance and Approvals: Ensure all projects adhere to Qiddiya’s governance frameworks, stage-gate processes, reporting requirements, and approval protocols.

Requirements

To excel in this role, candidates must meet the following qualifications and experience:

• Education: Bachelor’s degree in Real Estate, Architecture, Engineering, Construction Management, Urban Planning, Business, or a related field.
• Experience: Minimum of 6 years of relevant experience in real estate development, development management, design management, or project management, with a focus on residential apartment, mixed-use, masterplan, or large-scale real estate projects.
• Residential Development Expertise: In-depth understanding of the residential development lifecycle, including feasibility studies, product definition, design development, procurement, construction coordination, and handover processes.
• Stakeholder Management: Proven ability to manage and coordinate stakeholders across internal and external teams, fostering collaboration and alignment toward project goals.
• Commercial Acumen: Strong grasp of budgets, cost plans, development appraisals, and programme drivers to ensure projects are delivered within financial and timeline constraints.
• Communication Skills: Exceptional reporting, presentation, and communication skills, with the ability to articulate complex ideas clearly and persuasively to diverse audiences.
• Preferred Experience: Prior experience in a developer-side or client-side role within residential or large-scale real estate projects is highly desirable.
