Key Responsibilities
As the Assistant Property General Manager, your core responsibilities will include:
- Operational Leadership: Assist the Property General Manager in overseeing day-to-day property operations, ensuring compliance with company policies, industry regulations, and local laws. This includes managing tenant relations, lease agreements, and property maintenance to uphold high standards of service and tenant satisfaction.
- Financial Management: Collaborate closely with the Property General Manager to develop, monitor, and execute annual budgets, financial forecasts, and expense controls. Analyze financial performance, identify cost-saving opportunities, and implement strategies to optimize revenue and profitability for the property portfolio.
- Team Development and Supervision: Lead, mentor, and motivate a diverse team of property management professionals, including property managers, leasing agents, maintenance staff, and administrative personnel. Foster a culture of accountability, collaboration, and continuous improvement to drive operational excellence.
- Strategic Planning and Growth: Support the Property General Manager in formulating and executing strategic initiatives to enhance property value, attract high-quality tenants, and expand the company’s market presence. This includes identifying new business opportunities, negotiating contracts, and implementing innovative solutions to meet evolving market demands.
- Risk Management and Compliance: Ensure adherence to health, safety, and environmental regulations, as well as company policies and procedures. Conduct regular property inspections, risk assessments, and audits to mitigate potential liabilities and maintain a secure, compliant, and well-maintained property portfolio.
- Stakeholder Engagement: Act as a liaison between the property management team, tenants, vendors, contractors, and corporate stakeholders. Build and maintain strong relationships to facilitate smooth operations, resolve conflicts, and enhance the overall tenant experience.
- Technology and Innovation: Leverage property management software, data analytics, and emerging technologies to streamline processes, improve efficiency, and enhance decision-making. Stay abreast of industry trends and best practices to drive continuous improvement and innovation within the organization.
Qualifications and Skills
To excel in this role, you should meet the following qualifications and possess the following skills:
- Education: Bachelor’s degree in Business Administration, Real Estate Management, Finance, or a related field. A Master’s degree or professional certification (e.g., CPM, RPA) is a plus.
- Experience: Minimum of 5-7 years of progressive experience in property management, with at least 2-3 years in a leadership or supervisory role. Prior experience in the Middle East, particularly in Riyadh, is highly desirable.
- Technical Skills: Proficiency in property management software (e.g., Yardi, MRI, or similar), Microsoft Office Suite (Excel, Word, PowerPoint), and financial modeling tools. Strong analytical and financial acumen are essential.
- Leadership and Communication: Exceptional leadership, interpersonal, and communication skills, with the ability to influence and collaborate effectively at all levels of the organization. Fluency in English is required; Arabic language proficiency is a strong advantage.
- Problem-Solving and Adaptability: Demonstrated ability to think strategically, solve complex problems, and adapt to changing market conditions and business priorities. A proactive and results-driven mindset is critical.
- Certifications: Relevant certifications such as Certified Property Manager (CPM), Real Property Administrator (RPA), or Certified Commercial Investment Member (CCIM) are preferred.
