Senior Maintenance Manager

Role Overview

We are seeking a highly skilled and experienced Senior Maintenance Manager – Hard Services to oversee the comprehensive maintenance of building and infrastructure assets in North Jeddah, Saudi Arabia. This pivotal role demands a strategic leader capable of ensuring the highest standards of safety, reliability, and operational efficiency across all technical trades. The ideal candidate will be responsible for implementing robust planned preventive maintenance (PPM) programmes, managing reactive maintenance, and maintaining a disciplined maintenance planning function to uphold asset performance and longevity.

Key Responsibilities

The Senior Maintenance Manager will lead a dynamic team to deliver excellence in the following areas:

• HVAC & Mechanical Systems:
  • Oversee the operation, maintenance, and performance of all HVAC systems, including air handling units (AHUs), chillers, cooling towers, fan coil units (FCUs), and variable refrigerant flow (VRF)/variable refrigerant volume (VRV) systems.
  • Ensure strict adherence to manufacturer specifications and industry standards for all mechanical plant.
  • Drive energy efficiency initiatives through optimal management of HVAC systems.
• Electrical Systems:
  • Manage the maintenance of medium and low voltage electrical infrastructure, including switchgear, transformers, uninterruptible power supplies (UPS), generators, and distribution boards.
  • Oversee testing and inspection programmes for electrical installations to ensure compliance with regulatory requirements.
  • Coordinate planned outages and enforce rigorous safe isolation procedures (LOTO) to mitigate risks.
• Plumbing & Hydraulics:
  • Supervise the maintenance of plumbing and hydraulic systems, including domestic water, drainage, fire suppression, and pumping systems.
  • Ensure the implementation and documentation of Legionella management plans and water hygiene programmes.
  • Oversee the maintenance of pumps, valves, pipework, and associated infrastructure to prevent failures and ensure operational readiness.
• Lifts & Escalators:
  • Manage maintenance contracts and in-house works for all vertical transportation assets, including lifts, escalators, and dumbwaiters.
  • Ensure compliance with statutory inspection and testing obligations, maintaining up-to-date certifications.
  • Monitor performance, breakdowns, and contractor response times against service level agreements (SLAs).
• Low Current Systems & BMS:
  • Oversee the maintenance of low current systems, including CCTV, access control, fire alarms, public address/voice alarm (PA/VA), structured cabling, and data networks.
  • Manage the Building Management System (BMS), including monitoring, fault diagnosis, and optimisation of building performance.
  • Coordinate system upgrades and integration of new technologies into the BMS to enhance operational efficiency.
• Civil Works & Building Fabric:
  • Manage planned and reactive maintenance of civil and building fabric elements, including structural components, roofing, flooring, finishes, doors, and glazing.
  • Coordinate minor civil and repair works, ensuring adherence to quality standards and project specifications.
  • Collaborate with the projects team to support refurbishment and modification works impacting the building fabric.
• Maintenance Planning:
  • Develop and maintain a comprehensive PPM schedule across all trades and asset types using a Computerised Asset Facilities Management (CAFM) or Computerised Maintenance Management System (CMMS).
  • Analyse maintenance data to identify recurring faults, ageing assets, and opportunities for continuous improvement.
  • Produce maintenance performance reports, including key performance indicators (KPIs), work order completion rates, and asset availability metrics.
  • Manage spare parts inventory, procurement, and stock control for critical assets to minimise downtime.
• Team & Contractor Management:
  • Lead, develop, and performance-manage a multi-trade maintenance team to ensure high productivity and professionalism.
  • Manage subcontractor performance and specialist maintenance contracts to deliver consistent service quality.
  • Ensure all maintenance activities are executed safely, in full compliance with Health, Safety, and Environment (HSE) standards and permit-to-work procedures.

Experience & Qualifications

To excel in this role, candidates must possess the following:

• Minimum of 15 years of experience in building or facilities maintenance, with at least 5 years in a managerial capacity.
• Strong technical background across multiple trades, with a preference for Mechanical, Electrical, and Plumbing (MEP) systems.
• Bachelor’s degree in Mechanical Engineering, Electrical Engineering, or Building Services Engineering.
• Recognised maintenance or facilities management qualification, such as BIFM, City & Guilds, or CIBSE, is advantageous.
• Proficiency in using CAFM/CMMS systems to streamline maintenance operations.
• Proven experience in leading and managing large, multi-disciplinary technical teams.
