As the **Marketing Director for MENA**, you will spearhead the full spectrum of marketing initiatives across the region, ensuring Flow’s brand resonates deeply in Riyadh, Dubai, and beyond. This is a strategic leadership role for a visionary who bridges the gap between brand storytelling and performance-driven execution, translating our global identity into a compelling, culturally relevant narrative tailored to the MENA market. Reporting directly to MENA leadership, you will oversee the teams responsible for PR, branding, growth, and performance marketing, driving both cultural impact and measurable business outcomes.

Key Responsibilities

Your role will encompass a comprehensive mandate, ensuring Flow’s marketing strategy is both impactful and results-oriented:

• Brand & Upper Funnel Leadership: Define and champion the Flow brand in MENA, aligning with global standards while infusing local cultural relevance. Lead high-impact brand campaigns, strategic partnerships, and cultural initiatives that position Flow as the definitive residential brand in the region. Oversee PR, communications, and earned media strategies—including spokesperson positioning, media relations, and reputation management—across both English and Arabic channels.
• Mid-Funnel Growth & Engagement: Develop and optimize the content, social media, CRM, and lifecycle marketing frameworks that guide prospects through the awareness, consideration, and conversion stages. Drive growth through organic social strategies, targeted content, strategic partnerships, events, and referral programs, all tailored to the unique behaviors and preferences of MENA audiences. Foster community-driven marketing initiatives that leverage existing residents as powerful advocates for new acquisitions.
• Performance & Lower Funnel Optimization: Take full ownership of paid acquisition strategies, encompassing paid search, paid social, programmatic advertising, and offline performance channels. Achieve and exceed key performance metrics, including cost per lead, cost per lease, occupancy rates, and retention, while ensuring robust analytics and attribution frameworks support decision-making. Collaborate closely with leasing and operations teams to refine the lead-to-lease funnel, ensuring every marketing investment directly contributes to occupancy and revenue growth.
• Leadership & Cross-Functional Collaboration: Build and mentor a high-performing marketing team across PR, branding, growth, and performance. Establish clear goals, performance benchmarks, and accountability standards to drive operational excellence. Align local marketing execution with global strategy by partnering with property leadership, leasing, product development, and global marketing teams. Manage agency relationships across creative, media, PR, and production in both KSA and UAE, ensuring seamless collaboration and delivery.
