In this pivotal role, you will play a critical part in shaping Flow’s growth strategy by evaluating, structuring, and executing third-party management agreements and acquisitions across multifamily and hospitality-led assets. Key Responsibilities

As the Senior Analyst, your responsibilities will span the entire lifecycle of real estate transactions, from initial assessment to execution. Your work will be instrumental in:

• Financial Underwriting and Modeling: Develop and refine sophisticated financial models to evaluate management agreements, assessing property performance, fee streams, ramp-up projections, and Flow’s economic viability. Conduct rigorous sensitivity analyses to identify risks and optimize commercial attractiveness.
• Asset and Owner Opportunity Evaluation: Thoroughly analyze prospective assets and owner partnerships, evaluating operational alignment, financial feasibility, brand compatibility, and potential for value creation. Scrutinize operating statements, unit mixes, occupancy trends, pricing strategies, and historical performance to inform strategic decisions.
• Market and Feasibility Analysis: Conduct in-depth market research to assess supply-demand dynamics, rental or room rates, competitive positioning, and development pipelines. Translate insights into actionable recommendations, guiding Flow’s entry into new markets or partnerships.
• Management Agreement Structuring: Collaborate on the negotiation and structuring of management agreements, including fee schedules (base and incentive), pre-opening fees, performance benchmarks, owner obligations, termination clauses, and exclusivity terms. Ensure alignment with Flow’s brand standards and operational excellence.
• Deal Documentation and Approvals: Prepare concise yet comprehensive deal summaries, financial analyses, and presentation materials for senior leadership. Clearly articulate strategic rationale, economic projections, key risks, negotiation leverage, and recommended positions to secure approvals.
• Due Diligence and Execution: Lead cross-functional due diligence efforts, coordinating financial, operational, legal, and technical assessments with internal teams, owners, and external advisors. Oversee transactions from term sheet negotiation to contract execution, ensuring seamless handover to pre-opening or operations teams.
• Pipeline and Performance Oversight: Monitor the management agreement pipeline, tracking deal statuses, anticipated openings, fee potential, and critical milestones. Review post-signing performance against underwriting assumptions to refine future models and strategies.

Qualifications and Experience

We are seeking a detail-oriented, results-driven professional with a proven track record in real estate, hospitality, or related fields. Ideal candidates will possess:

• A Bachelor’s degree in Finance, Real Estate, Economics, or a related discipline, complemented by five or more years of relevant experience in real estate underwriting, investment analysis, development, or hospitality operations.
• Expertise in complex financial modeling, particularly in Excel, with a focus on real estate metrics such as NOI, margins, occupancy rates, ADR/rental pricing, RevPAR, and management fee economics.
• A deep understanding of third-party operating models, including management agreements, franchise arrangements, and owner-operator partnerships—preferably with hands-on experience in structuring or negotiating such deals.
• Familiarity with multifamily and hospitality sectors, including serviced apartments, mixed-use developments, and asset management strategies.
• Strong analytical and communication skills, with the ability to translate intricate financial data into compelling narratives for stakeholders at all levels.
