Role Overview

The Property Financial Controller plays a pivotal role in ensuring the financial integrity and operational efficiency of Flow’s expanding property portfolio across the Kingdom of Saudi Arabia. This position is instrumental in overseeing the entire accounting lifecycle, from month-end closings to regulatory compliance, while delivering strategic financial insights that drive portfolio growth and sustainability. The ideal candidate will combine technical expertise in accounting with a deep understanding of real estate financial management to support Flow’s mission of creating exceptional living experiences.

Key Responsibilities

• Financial Reporting & Compliance: Lead the month-end close process for all managed properties, including journal entries, reconciliations, and accruals. Prepare and review monthly, quarterly, and annual financial statements in strict adherence to International Financial Reporting Standards (IFRS) and the Saudi Organization for Certified Public Accountants (SOCPA) guidelines.
• Financial Analysis & Oversight: Compile, analyze, and monitor financial data at the property level. Review and challenge reports submitted by property owners to ensure accuracy and alignment with Flow’s financial objectives.
• Cash Flow & Liquidity Management: Develop and maintain cash flow forecasts, closely monitoring liquidity across the portfolio to support operational and strategic initiatives.
• Stakeholder Collaboration: Foster strong relationships with internal teams, including Leasing, Legal, and Operations, as well as external property managers, to ensure seamless financial operations and alignment with business goals.
• Billing & Collections: Oversee tenant billing and collection processes in coordination with the Property Management team to optimize revenue recognition and minimize delinquencies. Similarly, supervise vendor billing and payment cycles to maintain financial discipline and vendor relationships.

Requirements

• Education & Experience: Bachelor’s degree in Accounting or Finance, with a minimum of 7 years of progressive accounting experience, including at least 3 years in real estate or property accounting.
• Technical Proficiency: In-depth knowledge of IFRS, SOCPA, and Zakat and Tax Authority (ZATCA) regulations, including Value-Added Tax (VAT), Zakat compliance, and e-invoicing requirements. Proficiency in financial software such as Excel, QuickBooks, Odoo, or similar Enterprise Resource Planning (ERP) systems is highly desirable.
• Analytical & Organizational Skills: Exceptional attention to detail, strong analytical capabilities, and the ability to manage multiple property entities simultaneously while maintaining high standards of accuracy and efficiency.
• Communication & Language: Fluency in both English and Arabic, with the ability to articulate financial insights clearly to diverse stakeholders.
