Director of Facilities

About the Role

We are seeking a seasoned Director of Facilities to lead our Total Facilities Management (TFM) operations in Riyadh, Saudi Arabia. This pivotal executive role demands a strategic visionary capable of overseeing large-scale facilities management projects, ensuring operational excellence, and delivering unparalleled service standards across both Hard and Soft FM services. The ideal candidate will drive operational efficiency, manage multidisciplinary teams, and uphold the highest standards of health, safety, and compliance while fostering business growth and client satisfaction.

Key Responsibilities

• Strategic Leadership: Provide visionary leadership for all Total Facilities Management (TFM) operations, ensuring alignment with organizational goals and industry best practices.
• Operations Management: Lead and oversee both Hard Services (e.g., MEP Operations, Landscaping, Waste Management) and Soft Services (e.g., Cleaning, Security, Pest Control) to maintain operational excellence and service quality.
• Project Mobilization & Transition: Spearhead project mobilization, site surveys, operational readiness assessments, and seamless transition management from construction to operations, including Snag Management and Defects Liability Period (DLP) oversight.
• Process Improvement: Develop, implement, and refine Standard Operating Procedures (SOPs), governance frameworks, and operational best practices to enhance efficiency and service delivery.
• Compliance & Performance: Ensure strict adherence to contractual Key Performance Indicators (KPIs), Service Level Agreements (SLAs), health & safety regulations, and quality standards across all operations.
• Financial Stewardship: Drive financial performance through meticulous Profit & Loss (P&L) management, budgeting, cost control, and commercial optimization strategies.
• Contract & Client Management: Lead contract negotiations, client relationship management, and stakeholder engagement to foster long-term partnerships and business growth.
• Reporting & Governance: Prepare executive-level reports, operational dashboards, and strategic performance reviews to inform decision-making and operational transparency.
• Team Leadership: Build, mentor, and lead high-performing multidisciplinary teams, cultivating a culture of continuous improvement, accountability, and operational excellence.

Requirements

• Education & Experience: Bachelor’s degree in Engineering, Facilities Management, or a related field; a Master’s degree is advantageous. Minimum 15 years of experience in Facilities Management, with at least 7 years in a senior leadership role.
• Industry Expertise: Proven track record in leading Total Facilities Management (TFM) operations across large-scale commercial, residential, healthcare, hospitality, or mixed-use developments.
• Service Delivery: Demonstrated leadership in managing both Hard and Soft FM services, including MEP Operations, Cleaning, Security, Landscaping, Pest Control, and Waste Management.
• Project Execution: Hands-on experience in Site Surveys, Mobilization, Transition Management, Snag Management, Defects Liability Period (DLP), Project Handover, and Operational Readiness.
• Operational Governance: Expertise in developing and implementing Standard Operating Procedures (SOPs) and operational governance frameworks to ensure consistency and compliance.
• Commercial Acumen: Strong background in P&L Management, Budgeting, Cost Control, Contract Management, KPI & SLA Management, Client Relationship Management, and business development.
• Leadership & Collaboration: Proven ability to lead large multidisciplinary teams, manage multiple FM contracts simultaneously, and drive cross-functional collaboration.
• Regional Preference: British nationality is preferred. GCC experience, particularly within Saudi Arabia, is highly advantageous.
