Role Overview

The Property Financial Controller plays a pivotal role in overseeing the complete accounting and financial reporting lifecycle for Flow’s expansive property portfolio across the Kingdom of Saudi Arabia. This position is instrumental in maintaining precise financial records, ensuring strict adherence to regulatory requirements, and delivering timely financial insights that drive strategic portfolio growth. The ideal candidate will combine technical expertise with a forward-thinking mindset to support Flow’s ambitious expansion and operational excellence.

Key Responsibilities

• Financial Close & Reporting: Lead the month-end close process for all managed properties, including the preparation of journal entries, reconciliations, and accruals to ensure accuracy and compliance.
• Financial Statements: Develop and review monthly, quarterly, and annual financial statements in strict accordance with International Financial Reporting Standards (IFRS) and the Saudi Organization for Certified Public Accountants (SOCPA) guidelines.
• Data Analysis & Oversight: Compile, analyze, and monitor financial data at the property level, reviewing and challenging reports submitted by property owners to ensure alignment with Flow’s standards and objectives.
• Cash Flow Management: Oversee cash flow forecasting and liquidity monitoring across the entire property portfolio to optimize financial performance and sustainability.
• Stakeholder Collaboration: Cultivate and maintain robust relationships with internal teams, including Leasing, Legal, and Operations, as well as external property managers, to ensure seamless financial operations.
• Billing & Collections: Supervise tenant billing and collection processes in coordination with the Property Management team to uphold revenue integrity and tenant satisfaction.
• Vendor Management: Oversee vendor billing and payment processes in collaboration with the Property Management team to ensure timely and accurate disbursements.

Requirements

• Education & Experience: Bachelor’s degree in Accounting or Finance, with a minimum of 7 years of progressive accounting experience, including at least 3 years specifically in real estate or property accounting.
• Regulatory Knowledge: In-depth understanding of IFRS, SOCPA, and ZATCA regulations, including expertise in Value-Added Tax (VAT), Zakat, and e-invoicing compliance.
• Technical Proficiency: Advanced skills in Microsoft Excel and familiarity with accounting software such as QuickBooks, Odoo, or comparable Enterprise Resource Planning (ERP) systems.
• Organizational Skills: Exceptional organizational abilities, meticulous attention to detail, and the capacity to manage multiple property entities simultaneously with precision and efficiency.
• Communication: Strong written and verbal communication skills in both English and Arabic to facilitate effective collaboration across diverse teams and stakeholders.
