Senior Vice President – Malls: Driving Excellence in Retail Real Estate Leadership

We are seeking a seasoned and visionary Senior Vice President – Malls to spearhead the strategic direction, operational performance, and transformative growth of a diverse and dynamic shopping mall portfolio. This pivotal executive role demands a results-driven leader with a proven track record in commercial real estate, asset management, and retail operations, capable of elevating asset value while delivering an unparalleled customer experience. Core Responsibilities

The Senior Vice President – Malls will be entrusted with the following key responsibilities to ensure the sustained success and profitability of the mall portfolio:

• Strategic Leadership & Business Development: Develop and implement a forward-thinking business strategy that aligns with corporate objectives, driving long-term growth, asset optimization, and market competitiveness. Identify and capitalize on redevelopment, expansion, and acquisition opportunities to enhance portfolio value.
• Operational & Commercial Excellence: Oversee all operational, commercial, financial, leasing, marketing, and customer experience functions across multiple mall assets. Optimize tenant mix, leasing performance, and revenue streams to maximize occupancy and profitability while ensuring operational efficiency.
• Financial Stewardship: Lead annual budgeting, financial forecasting, P&L management, and capital expenditure planning. Monitor financial performance rigorously, ensuring adherence to fiscal targets while driving cost-effective initiatives to enhance profitability.
• Stakeholder & Tenant Engagement: Cultivate and maintain strong, collaborative relationships with anchor tenants, retailers, investors, government agencies, and strategic partners. Act as a trusted advisor to key stakeholders, fostering trust and alignment to support mutual growth objectives.
• Regulatory Compliance & Governance: Ensure full compliance with regulatory requirements, health and safety standards, corporate governance policies, and industry best practices. Implement robust risk management frameworks to safeguard assets and mitigate operational risks.
• Digital Transformation & Innovation: Champion the adoption of cutting-edge technologies and digital initiatives to enhance operational efficiency, customer engagement, and data-driven decision-making. Lead the integration of smart retail solutions, e-commerce partnerships, and omnichannel strategies to future-proof the portfolio.
• Team Leadership & Organizational Development: Foster a high-performance culture by mentoring executive leaders, developing talent, and building a cohesive, results-oriented team. Drive organizational capabilities to meet evolving business demands and market challenges.
• Customer Experience & Market Positioning: Continuously elevate the customer experience through innovative retail concepts, experiential offerings, and community-centric initiatives. Analyze market trends, consumer behavior, and competitive benchmarks to position the malls as premier destinations.

Qualifications & Experience

To excel in this role, candidates must meet the following criteria:

• Education: A Bachelor’s degree in Business Administration, Real Estate, Finance, Engineering, or a related field is required. A Master’s degree (MBA or equivalent) is strongly preferred. Professional certifications in Real Estate, Asset Management, Shopping Center Management, or Leadership are advantageous.
• Experience: Minimum of 15 years of progressive leadership experience within the shopping mall, commercial real estate, or mixed-use development sectors, with at least 8 years in an executive leadership role managing multi-site operations or large-scale portfolios. Demonstrated success in driving financial and operational improvements in retail assets is essential.
• Expertise: Proven expertise in leasing strategy, asset management, retail operations, customer experience, and business development. Strong commercial and financial acumen, with a track record of P&L ownership and strategic planning.
