Project Director – Luxury Residential & Mixed-Use

About the Role

Parsons is seeking a highly experienced and visionary Project Director – Luxury Residential & Mixed-Use to lead and oversee the delivery of premium residential and mixed-use developments in Riyadh. This pivotal role demands a strategic leader with a proven track record in managing large-scale, high-end projects from inception to completion. The successful candidate will collaborate closely with stakeholders, including investors, architects, contractors, and government authorities, to ensure projects meet the highest standards of quality, innovation, and sustainability. The ideal candidate will possess a deep understanding of luxury real estate trends, exceptional project management skills, and the ability to drive operational excellence in a dynamic and fast-paced environment.

Key Responsibilities

• Project Leadership: Provide strategic direction and oversight for all phases of luxury residential and mixed-use projects, ensuring alignment with business objectives, budgetary constraints, and regulatory requirements.
• Stakeholder Management: Build and maintain strong relationships with key stakeholders, including investors, developers, architects, engineers, and government entities, to facilitate seamless project execution and mitigate risks.
• Budget & Schedule Control: Develop and monitor comprehensive project budgets and timelines, identifying cost-saving opportunities while ensuring adherence to financial and contractual obligations.
• Quality Assurance: Uphold the highest standards of construction quality, design excellence, and sustainability, ensuring compliance with industry best practices and client expectations.
• Risk Management: Proactively identify and address potential risks, including legal, financial, and operational challenges, to safeguard project integrity and deliverables.
• Team Leadership: Lead and mentor a multidisciplinary project team, fostering a culture of collaboration, accountability, and innovation to drive project success.
• Regulatory Compliance: Ensure all projects adhere to local and international regulations, zoning laws, and environmental standards, minimizing legal and operational disruptions.
• Client Engagement: Act as the primary point of contact for clients, providing regular updates, addressing concerns, and ensuring their vision is realized through meticulous project execution.

Qualifications & Experience

To excel in this role, candidates must meet the following criteria:

• Education: Bachelor’s degree in Architecture, Engineering, Construction Management, or a related field. A Master’s degree or professional certification (e.g., PMP, LEED) is highly desirable.
• Experience: Minimum of 15 years of progressive experience in project management, with at least 10 years in luxury residential or mixed-use developments. Prior experience in the Middle East, particularly in Saudi Arabia, is a strong advantage.
• Technical Skills: Proficiency in project management software (e.g., Primavera, MS Project), BIM tools, and strong knowledge of construction methodologies, procurement processes, and contract administration.
• Leadership & Soft Skills: Exceptional leadership, communication, and negotiation skills, with the ability to influence and inspire cross-functional teams. Fluency in English is essential; Arabic language proficiency is a plus.
• Industry Knowledge: Deep understanding of luxury real estate trends, sustainable design principles, and emerging technologies in construction and project delivery.
