In this position, you will lead the development and refinement of sophisticated district-level financial models, translating complex assumptions into actionable outputs that guide strategic investments. As part of the Land Cost and Valuations workstream, you will contribute to feasibility studies, land valuation assessments, and investment evaluations—ensuring every project adheres to Qiddiya’s long-term vision while maximizing commercial potential. Your work will bridge technical expertise with cross-functional collaboration, fostering alignment between financial analysis, master planning, and asset development teams.

This role demands a blend of analytical rigor and collaborative leadership. Key Responsibilities:

• Develop and refine advanced financial models for Qiddiya’s districts, ensuring commercial viability and seamless integration with master planning goals.
• Lead financial model updates throughout the project lifecycle, from early-stage concepts to detailed design phases, ensuring accuracy and alignment with evolving business needs.
• Prepare concise, high-impact financial analyses and presentations tailored to support executive decision-making and stakeholder engagement.
• Refine and apply land cost data within district-level models, maintaining a deep understanding of valuation methodologies and market dynamics.
• Collaborate closely with district master planning, asset development, and cross-functional teams to gather critical data, foster alignment, and drive cohesive project execution.
• Engage with internal and external stakeholders to collect, analyze, and interpret financial data, ensuring robust support for strategic initiatives.
• Conduct scenario and sensitivity analyses to assess risk, evaluate alternatives, and recommend data-backed solutions.
• Continuously enhance financial processes and frameworks, introducing efficiencies that support scalable growth and long-term strategic objectives.

Requirements:

• A Bachelor’s degree in Finance, Economics, Real Estate, or a related discipline is required, complemented by 5-7 years of experience in real estate finance.
• Proven expertise in financial modeling, feasibility analysis, and project evaluation, with a track record of delivering actionable insights for high-stakes development projects.
• Exceptional analytical and strategic thinking skills, coupled with the ability to simplify complex financial data for diverse stakeholders, from executives to technical teams.
• Experience in preparing executive-level presentations to articulate findings, recommendations, and financial implications with clarity and conviction.
• Strong communication and interpersonal skills, enabling effective engagement with stakeholders at all organizational levels.
• Proficiency in financial analysis software and advanced Excel, with a keen ability to leverage tools for modeling, forecasting, and data visualization.
• Preferred: Experience in land development, valuation, or land transactions, providing a nuanced understanding of real estate economics and market trends.
