Development Director - Villas & Townhouses - Residential

About the Role

We are seeking a highly motivated and experienced Development Director to lead the strategic planning, execution, and delivery of world-class villa and townhouse residential projects within Qiddiya Investment Company’s ambitious portfolio. This pivotal role will be based in Riyadh and will play a critical part in shaping the future of sustainable, high-end residential communities that redefine modern living in Saudi Arabia. The ideal candidate will possess a proven track record in residential development, exceptional leadership skills, and a deep understanding of market dynamics to drive innovation and excellence in project delivery.

Key Responsibilities

• Strategic Leadership: Develop and implement a comprehensive residential development strategy aligned with Qiddiya’s vision, ensuring the timely and successful delivery of villas and townhouses that meet the highest standards of quality, design, and sustainability.
• Project Portfolio Management: Oversee the entire project lifecycle, from feasibility studies and conceptual design to construction, handover, and post-delivery performance, ensuring adherence to budget, schedule, and regulatory requirements.
• Stakeholder Engagement: Collaborate closely with internal teams, including design, engineering, procurement, and legal departments, as well as external partners such as architects, contractors, and government authorities to foster strong relationships and ensure seamless project execution.
• Market Insights & Innovation: Conduct thorough market research to identify emerging trends, customer preferences, and competitive benchmarks, integrating innovative solutions to enhance the appeal and value of residential offerings.
• Risk Management: Proactively identify and mitigate risks associated with project delivery, including financial, operational, and regulatory challenges, to safeguard the company’s interests and ensure sustainable growth.
• Team Development: Lead, mentor, and inspire a high-performing team of professionals, fostering a culture of accountability, collaboration, and continuous improvement to drive operational excellence.
• Sustainability & Community Impact: Champion sustainable development practices, incorporating eco-friendly materials, energy-efficient designs, and community-centric amenities to create vibrant, livable spaces that contribute to Qiddiya’s long-term legacy.

Qualifications & Experience

To excel in this role, candidates must possess the following qualifications and experience:

• Education: Bachelor’s degree in Architecture, Civil Engineering, Urban Planning, Real Estate Development, or a related field. A Master’s degree or professional certification (e.g., PMP, LEED) is highly desirable.
• Experience: Minimum of 15 years of progressive experience in residential development, with at least 7 years in a senior leadership or directorial role within the real estate or construction industry. Prior experience in luxury or high-end residential projects is preferred.
• Technical Skills: Proficiency in project management methodologies, budgeting, scheduling, and construction techniques. Familiarity with BIM (Building Information Modeling), CAD software, and sustainability standards is advantageous.
• Leadership & Soft Skills: Exceptional leadership, communication, and negotiation skills, with the ability to inspire and motivate cross-functional teams. Strong problem-solving abilities and a results-driven mindset are essential.
• Industry Knowledge: Deep understanding of Saudi Arabia’s real estate market, regulatory frameworks, and cultural dynamics, with a keen eye for identifying opportunities and mitigating challenges.
