Role Overview

We are seeking a seasoned and visionary Executive Director - Delivery - Residential to lead the strategic planning, execution, and delivery of high-impact residential projects within Qiddiya Investment Company. This pivotal role demands a dynamic leader with a proven track record in large-scale residential development, project management, and stakeholder alignment. The successful candidate will oversee the end-to-end delivery of residential communities, ensuring alignment with Qiddiya’s ambitious vision to create a world-class destination in Saudi Arabia.

Key Responsibilities

• Strategic Leadership: Develop and implement a comprehensive residential delivery strategy that aligns with Qiddiya’s long-term goals, ensuring sustainable growth and community development.
• Project Oversight: Lead a multidisciplinary team to execute residential projects from inception to completion, including design, construction, and handover, while adhering to budgetary and timeline constraints.
• Stakeholder Management: Collaborate with government entities, investors, contractors, and internal teams to foster strong partnerships and ensure seamless project delivery.
• Risk Mitigation: Identify and address potential risks in project execution, implementing robust risk management frameworks to safeguard project timelines and quality standards.
• Quality Assurance: Establish and enforce rigorous quality control measures to deliver residential communities that meet global standards in design, sustainability, and livability.
• Financial Stewardship: Monitor project budgets, financial performance, and resource allocation to optimize cost efficiency and maximize return on investment.
• Innovation and Sustainability: Drive the integration of cutting-edge technologies and sustainable practices into residential developments to enhance livability and environmental responsibility.
• Team Development: Mentor and lead a high-performing team of project managers, engineers, and support staff, fostering a culture of excellence and continuous improvement.

Qualifications and Experience

To excel in this role, candidates must possess:

• A bachelor’s degree in Architecture, Engineering, Urban Planning, or a related field; an advanced degree is highly desirable.
• Minimum of 15 years of progressive experience in residential development, project management, or a related field, with at least 5 years in a senior leadership role.
• Proven expertise in large-scale residential projects, including master-planned communities, high-rise developments, or mixed-use residential complexes.
• Strong financial acumen with experience in budget management, cost control, and financial forecasting.
• Exceptional leadership and communication skills, with the ability to inspire and align cross-functional teams toward common objectives.
• In-depth knowledge of Saudi Arabian construction regulations, permitting processes, and industry best practices.
• Familiarity with sustainable development principles and smart city technologies is a plus.
• Proficiency in project management software (e.g., Primavera, MS Project) and proficiency in Arabic and English is required.

Work Environment and Location

The Executive Director - Delivery - Residential will be based in Riyadh, Saudi Arabia, and will operate on-site at Qiddiya Investment Company’s headquarters. This role requires a hands-on approach, with frequent site visits, stakeholder meetings, and collaboration with internal and external partners.
