Senior Commercial Manager – Strategic Leadership for Mega-Scale Construction Projects

We are seeking a seasoned and visionary Senior Commercial Manager to spearhead the commercial and contractual management of high-impact construction projects in Riyadh. This pivotal role demands a strategic leader with a proven track record in overseeing mega-scale building projects, including high-rise towers, luxury hospitality developments, hotels, mixed-use complexes, and other landmark infrastructure. The ideal candidate will bring extensive expertise from Tier-1 or top-tier international/regional main contractors, ensuring the seamless execution of commercial strategies, contract administration, and financial performance across complex projects.

The Senior Commercial Manager will be responsible for defining and implementing a robust commercial framework that aligns with both company objectives and contractual obligations. This role requires a deep understanding of FIDIC and other international construction contract standards, as well as the ability to navigate intricate procurement processes, negotiations, and financial oversight. The successful candidate will drive cost efficiency, mitigate risks, and ensure profitability while maintaining compliance with contractual and regulatory requirements.

Key Responsibilities

In this dynamic and high-stakes environment, the Senior Commercial Manager will:

• Lead end-to-end commercial and contractual management, from pre-contract stages through project completion and final account settlements, ensuring alignment with strategic goals and contractual deliverables.
• Develop and execute a data-driven commercial strategy, balancing risk mitigation with financial optimization to enhance project profitability and operational excellence.
• Oversee major construction contracts, including the administration of FIDIC and other complex contract forms, while ensuring strict adherence to commercial procedures and project milestones.
• Manage variations, change orders, claims, and extensions of time, including the preparation, negotiation, and resolution of loss and expense claims, ensuring fair and timely settlements.
• Monitor financial performance with meticulous oversight of project costs, cash flow, revenue streams, and profitability metrics, while providing actionable insights to senior leadership.
• Lead procurement and commercial negotiations with clients, consultants, subcontractors, and suppliers, securing favorable terms while maintaining strong vendor relationships.
• Establish and enforce cost-control mechanisms, including the implementation of advanced reporting systems to track financial health and identify corrective actions.
• Collaborate cross-functionally with Project Directors, Project Managers, Planning, Cost Control, Procurement, Finance, and Legal teams to ensure seamless integration of commercial strategies with broader project objectives.
• Conduct due diligence on project budgets and forecasts, implementing proactive measures to address deviations and ensure financial sustainability.
• Manage the close-out and final account process, resolving outstanding commercial matters and ensuring a smooth transition to project handover.
• Mentor and develop the commercial team, fostering a culture of excellence in commercial governance, risk management, and reporting.
