About the Role

Qiddiya Investment Company is seeking a highly motivated Manager - Development Financial Analysis (RES8) to lead the financial strategy for our dynamic development projects within the Hospitality Team. This pivotal role will empower you to drive comprehensive financial planning, in-depth analysis, and sophisticated modeling to evaluate investment opportunities and conduct rigorous feasibility studies. You will work collaboratively with cross-functional project teams and key stakeholders to deliver robust financial strategies that effectively balance risk and opportunity, ensuring alignment with Qiddiya’s long-term vision and project success.

Key Responsibilities

Market & Strategic Support

In this role, you will monitor macroeconomic trends, evolving tourism landscapes, and the latest developments in the hotel sector to provide critical insights that inform strategic investment decisions. Your analytical expertise will support strategic planning, benchmarking, and high-impact decision-making processes. Additionally, you will contribute to CAPEX planning by conducting detailed cost analysis, scenario modeling, and sensitivity testing to identify avenues for value creation and enhanced project performance.

Financial Analysis & Modeling

You will be responsible for performing comprehensive financial analysis for new development projects and investment opportunities, including rigorous assessments of Net Present Value (NPV), Internal Rate of Return (IRR), and payback periods. This position requires building and maintaining sophisticated financial models tailored for feasibility studies, investment appraisals, and stage-gate approvals. You will prepare forecasted financial statements, investment packs, and supporting documentation to present to internal and external stakeholders. Furthermore, you will support investor funding requests by producing clear, accurate, and well-structured financial materials. Post-completion, you will contribute to reviews comparing forecasted versus actual performance, extracting key insights to refine future strategies.

Project & Portfolio Support

This role involves close collaboration with Development and Hospitality Business Unit (HBU) teams to provide financial analysis, project planning, and performance tracking. You will monitor portfolio performance through critical KPIs such as IRR, cash flow, EBITDA, Average Daily Rate (ADR), occupancy, and Revenue Per Available Room (RevPAR). Additionally, you will prepare insightful dashboards, reports, and executive updates to effectively communicate project and portfolio performance. Your expertise will also support the evaluation of global hotel development opportunities by compiling relevant data, running detailed models, and summarizing findings for stakeholders.

Stakeholder Collaboration & Reporting

As a central point of contact, you will address financial and performance-related inquiries across the HBU and other stakeholders, ensuring alignment and clarity. You will present detailed analyses, investment recommendations, and project summaries to senior management, translating complex financial data into actionable insights. Collaboration with operators, consultants, and project teams will be essential to validate assumptions and maintain data accuracy throughout the process.

Process Improvement & Governance

You will uphold the highest standards of accuracy, consistency, and completeness in all financial models and feasibility studies. This role includes implementing standardized templates, assumptions, and stage-gate documentation to streamline processes. You will also support the development of advanced dashboards and reporting tools to enhance portfolio monitoring capabilities. Proactively recommending process improvements will be key to elevating the quality of financial analysis, reporting, and data integrity across the organization.

Requirements

• A Bachelor’s degree in Finance, Economics, Hotel Management, Applied Mathematics, or a closely related field.
• 3 to 6 years of progressive experience in financial analysis, feasibility studies, and investment modeling, with a preference for candidates with a background in hospitality, real estate, or consulting.
• Exceptional communication and presentation skills, with a proven ability to produce structured, executive-ready outputs that resonate with senior leadership.
