The Role

As a Maintenance Supervisor at SATEL, you will serve as the technical leader on the ground, responsible for the execution, oversight, and accountability of all maintenance activities across our properties and compounds. This is a highly hands-on position that demands technical expertise, leadership acumen, and a relentless focus on quality. You will not only perform maintenance tasks but also mentor a small team of technicians, ensuring they adhere to the highest standards of craftsmanship. Additionally, you will develop and enforce accountability among property guards for routine maintenance duties. Your success will be measured by a single metric: first-time execution with zero rework, ensuring that every task is completed correctly the first time, every time.

What You Will Own

• Hands-on Maintenance Execution: Perform multi-skilled maintenance tasks across plumbing, electrical systems, HVAC (both central and split units), intercom systems, paintwork, aluminum and woodwork, and water leakage repairs.
• First-Time Execution Discipline: Uphold a zero-tolerance policy for patchwork, rework, or substandard solutions. Every task must be completed correctly on the first attempt.
• Team Leadership: Directly supervise one to two technicians, providing hands-on training, guidance, and support to elevate their skills and ensure consistent performance.
• Accountability Development: Train and hold property guards accountable for consumable maintenance tasks, ensuring they meet established standards.
• Cost Management: Contribute to the unit’s annual cost reduction targets by executing maintenance in-house, implementing preventive measures, and selecting cost-effective yet high-quality materials.
• Quality Assurance: Personally verify the completion of every maintenance request to ensure it meets SATEL’s stringent quality benchmarks before closing the task.
• Reporting and Documentation: Provide daily and monthly reports on execution progress, cost savings, and team development. Ensure all work is logged within 30 minutes of completion, and all savings are documented for tracking purposes.

Core Outcomes

• Achieve a minimum of 95% of maintenance requests completed within the service level agreement (SLA) on the first attempt.
• Respond to resident impact requests within 2 hours and resolve them within 24 hours.
• Address asset risk requests within 4 hours and close them within 48 hours.
• Ensure 100% execution of preventive maintenance tasks on a monthly basis.
• Eliminate rework on the same fixture or system entirely.
• Document monthly savings that contribute to the unit’s annual cost reduction target.

• Technical Proficiency: Demonstrated hands-on capability in plumbing, electrical systems, central and split air conditioning, intercom systems, paintwork, aluminum and woodwork, and water leakage repairs. The ability to execute tasks personally is essential—this role is not for those who delegate exclusively.
• Field-First Approach: A hands-on leader who builds credibility through personal execution rather than relying solely on delegation. At SATEL, the Maintenance Supervisor who avoids getting their hands dirty does not exist.
• First-Time Execution Discipline: A proven track record of completing tasks correctly on the first attempt, identifying root causes rather than applying temporary fixes, and verifying the quality of completed work.
• Cost Discipline: Experience in reducing operational costs through in-house execution, preventive maintenance, and strategic material selection without compromising quality or safety.
• Leadership Through Example: The ability to lead technicians on the ground, train them through hands-on demonstration, and hold property guards accountable for their assigned tasks.
• Documentation Discipline: Commitment to logging every job in the system within 30 minutes of completion, documenting all savings, and recording all preventive maintenance tasks. Unlogged work is not recognized as complete.
• Safety Awareness: A steadfast commitment to adhering to safety standards. Any identified safety risk must halt execution immediately and be escalated without delay.
