Investment Specialist

Role Overview

As an Investment Specialist within the Business Development department, you will play a pivotal role in driving informed investment and development decisions through rigorous market research, feasibility studies, and strategic financial analysis. This position requires a blend of analytical prowess, financial acumen, and a deep understanding of the real estate market to support the identification, evaluation, and execution of high-potential projects. Your contributions will directly influence the success of our investment portfolio and the long-term growth of the organization.

Key Responsibilities

Market Research & Analysis

Conduct in-depth market studies to assess supply and demand dynamics, pricing trends, competitive landscapes, and evolving real estate market conditions. Your research will provide the foundation for identifying viable investment opportunities and informing strategic decisions. Additionally, you will monitor regulatory and economic developments to anticipate their impact on the market and project viability.

Feasibility Studies & Financial Modelling

Prepare comprehensive feasibility studies that evaluate the financial, market, and technical viability of potential projects. Develop robust financial models, including cash flow projections, Internal Rate of Return (IRR), Net Present Value (NPV), Return on Investment (ROI), and sensitivity analysis. Assess both returns and risks to deliver well-informed investment recommendations that align with organizational objectives.

Project Concept & Design Support

Collaborate closely with design and development teams to contribute to the optimal conceptualization of projects. Your expertise will guide decisions on product mix, spatial allocation, and functional uses to ensure alignment with market demand and target returns. By integrating market insights with design principles, you will help maximize the value and appeal of each project.

Business Development & Stakeholder Engagement

Proactively identify and evaluate growth opportunities, new projects, and potential partnerships. Prepare compelling investment proposals, memoranda, and reports for senior management and relevant committees to facilitate informed decision-making. Cultivate and maintain strong relationships with partners, financing institutions, and landowners to support the successful execution of projects.

Monitoring & Performance Reporting

Track the performance of projects and investments against established targets and budgets. Prepare periodic reports and performance indicators to provide stakeholders with transparent and actionable insights. Your role will ensure accountability and enable timely adjustments to strategies as needed.

Requirements

Qualifications

• Bachelor’s degree in Finance, Economics, Real Estate, Engineering, or a related field; a Master’s degree or professional qualification such as CFA or RICS is advantageous.

Experience

• 3 to 7 years of progressive experience in business development, feasibility studies, real estate investment, or a closely related field.
• Proven track record in preparing feasibility studies and financial models for real estate projects.

Skills & Competencies

• Exceptional financial analysis, modelling, and feasibility assessment capabilities.
• Proficiency in Excel and specialized financial modelling tools.
• Comprehensive knowledge of the Saudi and regional real estate markets.
• Understanding of real estate project design, planning, and product mix optimization principles.
• Strong analytical, research, and report-writing skills with meticulous attention to detail.
• Demonstrated integrity, excellent communication, and presentation abilities to engage stakeholders effectively.
