FM Operations & Quality Supervisor

About the Role

Rakal Facilities, a leading provider of premium facility care, is seeking a highly skilled and motivated FM Operations & Quality Supervisor to join our dynamic team in Riyadh, Saudi Arabia. This critical role is responsible for overseeing the operational delivery of projects and services, ensuring adherence to quality standards, and maintaining the highest levels of client satisfaction. The ideal candidate will possess a strong technical background, exceptional leadership abilities, and a keen eye for detail to manage technicians, subcontractors, and site operations effectively.

Key Responsibilities

The FM Operations & Quality Supervisor will play a pivotal role in the successful execution of facility management services. Key responsibilities include:

• Project Mobilisation & Coordination: Plan and coordinate the mobilisation of projects and services, ensuring alignment with approved scopes, quotations, BOQs, and client requirements. Prepare detailed execution plans, resource requirements, and site schedules to facilitate seamless operations.
• Team & Subcontractor Management: Lead and coordinate a team of technicians, suppliers, and specialist subcontractors. Assign daily tasks, monitor performance, and ensure adherence to project timelines and quality standards.
• Site Supervision & Quality Assurance: Conduct regular site inspections to verify that all work is completed according to the approved scope and Rakal’s stringent quality standards. Identify and address incomplete, defective, or non-compliant work through systematic snagging and corrective actions.
• Documentation & Reporting: Maintain comprehensive records, including attendance logs, material inventories, site access permits, and client approvals. Prepare detailed daily, weekly, and completion reports to track progress, SLA response times, and completion targets.
• Health, Safety & Compliance: Ensure strict adherence to health, safety, and access requirements on all sites. Support the development and implementation of method statements, risk assessments, and permit-to-work processes to mitigate operational risks.
• Client Communication & Handover: Provide professional operational updates to clients, addressing progress, delays, and risks transparently. Support client handover processes and confirm satisfaction to uphold Rakal’s reputation for excellence.
• Quality Audits & Continuous Improvement: Conduct quality audits on preventive maintenance activities and verify the completion of maintenance checklists. Identify recurring operational issues and recommend preventive measures to enhance efficiency and service quality.
• Emergency & Urgent Maintenance: Support emergency and urgent maintenance requirements, ensuring rapid response and minimal disruption to client operations.

Candidate Requirements

To excel in this role, the successful candidate must meet the following qualifications and experience:

• Education: A diploma or bachelor’s degree in Mechanical Engineering, Electrical Engineering, Facilities Management, or a related technical discipline.
• Experience: Minimum of 5 years in facilities management operations, with a proven track record in supervising technicians and subcontractors. Experience in HVAC, electrical, plumbing, and general building maintenance is essential.
• Technical Proficiency: Strong understanding of preventive and corrective maintenance, SLA and KPI management, and work-order systems. Ability to interpret scopes of work, BOQs, and technical reports accurately.
• Leadership & Communication: Exceptional leadership skills with the ability to manage multiple projects simultaneously. Strong communication skills to liaise effectively with clients, team members, and stakeholders.
• Health & Safety: In-depth knowledge of health and safety regulations, permit-to-work processes, and site-access requirements.
• Problem-Solving: Analytical mindset with the ability to identify operational inefficiencies and implement corrective actions. Commitment to continuous improvement and maintaining Rakal’s high standards of service delivery.
