Position Overview
We are seeking a highly motivated and experienced Senior Accountant to join our dynamic Finance team in Riyadh, Saudi Arabia. This pivotal role is designed for a detail-oriented professional who will oversee critical accounting functions, ensure the precision of financial records, and support robust financial reporting and compliance processes. The ideal candidate will possess extensive accounting expertise, strong analytical capabilities, and a proven track record in the real estate, property development, construction, or related industries within Saudi Arabia. Compliance with Saudi regulatory frameworks, International Financial Reporting Standards (IFRS), Value-Added Tax (VAT), and Zakat, Tax and Customs Authority (ZATCA) requirements will be a key focus of this position.
Key Responsibilities
As a Senior Accountant, you will play a central role in managing the financial health of our organization by executing a wide range of accounting and reporting duties. Your responsibilities will include:
- General Ledger and Financial Reporting: Oversee day-to-day accounting transactions, ensuring accuracy and proper documentation. Prepare and review journal entries, general ledger accounts, and supporting schedules to maintain the integrity of financial records.
- Financial Closing and Statements: Lead monthly, quarterly, and annual financial closing activities in alignment with established deadlines. Prepare monthly financial statements and management reports, including balance sheets, income statements, and cash flow statements, to provide actionable insights for leadership.
- Reconciliations and Compliance: Perform regular bank reconciliations and investigate discrepancies. Review and reconcile accounts payable, accounts receivable, advances, accruals, prepayments, and other balance sheet accounts. Ensure all accounting activities comply with IFRS and applicable Saudi accounting and regulatory standards.
- Tax and Regulatory Compliance: Support the preparation and review of VAT returns and other tax-related obligations. Ensure adherence to ZATCA regulations, including VAT and e-invoicing requirements, to mitigate compliance risks.
- Audit Support: Coordinate with external auditors by providing necessary financial records, reconciliations, schedules, and supporting documentation. Assist in internal audit activities and the implementation of audit recommendations to enhance financial controls and processes.
- Financial Analysis and Budgeting: Assist in preparing annual budgets, forecasts, and variance analyses to support strategic decision-making. Provide financial insights and recommendations to management to optimize cash flow and operational efficiency.
- Fixed Asset Management: Maintain accurate fixed asset registers and oversee the proper capitalization, depreciation, transfer, and disposal of assets to ensure compliance with accounting standards.
- Process Improvement: Identify accounting discrepancies, control weaknesses, and opportunities for process automation to enhance efficiency and accuracy in financial reporting.
- Team Leadership and Collaboration: Review accounting entries prepared by junior team members and provide guidance to ensure consistency and accuracy. Collaborate with cross-functional teams, including Project Management, Procurement, and Finance, to verify financial information related to projects and contracts.
Real Estate Accounting Expertise
In addition to core accounting responsibilities, the Senior Accountant will specialize in real estate accounting, including:
- Maintaining precise accounting records for real estate projects and developments.
- Monitoring and analyzing project costs, contractor payments, consultants' fees, and other development expenditures.
- Reconciling project-related accounts and ensuring accurate allocation of costs to appropriate projects and cost centers.
- Supporting the financial monitoring of project budgets, commitments, actual costs, and variances to ensure alignment with strategic objectives.
- Assisting in the accounting for properties, development costs, investment properties, and other real estate-related transactions.
Qualifications and Experience
To excel in this role, candidates must meet the following criteria:
- A Bachelor's degree in Accounting, Finance, or a related field from an accredited institution.
- A professional certification such as SOCPA, CPA, CMA, ACCA, or equivalent is highly desirable.
- A minimum of 5–7 years of relevant accounting experience, with at least 2–3 years in a senior accounting role.
- Proven experience in the real estate, property development, construction, or related sectors in Saudi Arabia is strongly preferred.
- In-depth knowledge of IFRS, Saudi accounting standards, VAT, and ZATCA regulations.
- Strong analytical, problem-solving, and communication skills with the ability to work effectively in a fast-paced environment.
- Proficiency in accounting software and ERP systems, with experience in real estate accounting platforms considered a plus.
