We are seeking a seasoned Finance Manager to drive financial excellence and operational efficiency for a prestigious residential resort in North Riyadh. This pivotal role demands a visionary financial leader with deep expertise in real estate finance, regulatory compliance, and strategic revenue optimization. Key Responsibilities

As the Finance Manager, your responsibilities will span financial leadership, revenue optimization, compliance, and team development:

• Financial Leadership & Reporting: Lead all financial operations, including monthly management accounts, quarterly financial statements, and annual audited reports, ensuring real-time transparency for ownership and stakeholders. Develop robust budgeting and forecasting frameworks while conducting variance analysis to drive data-driven decision-making.
• Revenue & Income Management: Oversee rent billing, collections, and revenue reconciliation across residential and commercial portfolios, including utility sub-metering and deposit management. Optimize non-residential revenue streams—such as retail, amenities, and value-added services—while aligning with market regulations and benchmarking standards.
• Budget & Cost Control: Collaborate with operational leadership to develop annual operating and capital budgets, monitor expenditures, and implement cost-saving initiatives without compromising service quality. Ensure competitive procurement practices and contract cost control to enhance financial performance.
• Compliance & Governance: Maintain full compliance with ZATCA regulations (VAT, e-invoicing, WHT, Zakat) and IFRS standards, while supporting internal control frameworks and audit processes. Implement financial policies and approval workflows to mitigate risks and ensure regulatory adherence.
• Team Leadership: Mentor and develop a high-performing finance team, fostering collaboration with property, leasing, and operations teams. Interface with external auditors, contractors, and regulatory authorities to ensure seamless financial governance.
• Strategic Contribution: Deliver actionable financial insights to support ownership objectives, including ESG reporting, sustainability tracking, and bad debt management. Contribute to continuous improvement initiatives aimed at maximizing asset value and operational efficiency.

Key Requirements

To excel in this role, you must bring:

• A minimum of 8 years of real estate financial and accounting experience, with at least 5 years in operational management of large-scale residential or mixed-use developments in the Kingdom of Saudi Arabia (KSA) or the Gulf Cooperation Council (GCC).
• A degree in Finance, Accounting, or Business Administration, complemented by a professional accreditation such as CPA, ACCA, or CMA.
• Proven expertise in ZATCA compliance, including VAT, e-invoicing, withholding tax (WHT), and Zakat regulations, alongside a deep understanding of IFRS standards and REGA guidelines.
• Proficiency in property management systems (e.g., Yardi, Yarn) and advanced financial tools, including Microsoft Excel (financial modeling, pivot tables, advanced formulas) and PowerPoint.
• Exceptional stakeholder management skills, with experience interfacing with owners, auditors, and regulatory authorities in a high-stakes environment.
• Fluency in English (written and spoken), with Arabic proficiency being a significant advantage.
