الوصف الوظيفي
Senior Accountant – Financial Leadership for Saudi Arabia’s Property Portfolio
Join Savills, a global leader in property management, as a Senior Accountant within our dynamic property management division in Saudi Arabia. In this pivotal role, you will drive financial accuracy, operational efficiency, and compliance across a diverse portfolio of managed assets, ensuring seamless collaboration between property teams, landlords, and stakeholders. This is an opportunity to make a tangible impact on the financial health of high-value real estate investments while contributing to the growth of Savills’ expanding presence in the Kingdom.
As the financial backbone of our property management operations, you will oversee the entire accounting lifecycle—from transactional processing to strategic reporting—while upholding the highest standards of integrity, precision, and regulatory adherence. Your expertise will be instrumental in delivering transparent, compliant, and actionable financial insights that empower decision-makers to optimize asset performance and mitigate risks.
Key Responsibilities
In this strategic role, your responsibilities will include:
- Comprehensive Financial Oversight: Manage the day-to-day accounting for assigned properties, ensuring meticulous general ledger maintenance, accurate journal entries, and seamless month-end and year-end closings that align with Savills’ global accounting policies and local regulatory frameworks.
- Client and Lease Compliance: Prepare and issue rent and service charge invoices in strict accordance with lease agreements, while ensuring full compliance with ZATCA e-invoicing requirements and IFRS standards. Monitor accounts receivable with diligence, maintaining aged debt reports, allocating receipts, and escalating arrears to drive timely collections.
- Accounts Payable and Expenditure Control: Process property-related expenditures with precision, verifying supplier invoices against contracts, purchase orders, and approved budgets to safeguard financial integrity and operational efficiency.
- Trust Accounting and Reconciliation: Perform critical reconciliations for bank accounts, client funds, and intercompany transactions, adhering to trust accounting principles to ensure client monies are handled with the utmost transparency and security.
- Service Charge and Budget Management: Oversee service charge accounting, including budget uploads, expenditure tracking, accruals, and year-end reconciliations, to ensure financial accuracy and stakeholder satisfaction across managed assets.
- Strategic Reporting and Analysis: Compile and present monthly client financial reports, including income statements, variance analyses against budgets, and cash flow summaries, to provide stakeholders with clear, data-driven insights for informed decision-making.
- Regulatory and Audit Compliance: Ensure adherence to VAT, withholding tax, and Zakat requirements, while supporting both internal and external audits by providing comprehensive documentation and analysis to mitigate risks and maintain compliance.
Skills, Knowledge, and Experience
To excel in this role, you will bring a blend of technical expertise, analytical rigor, and interpersonal finesse:
- Client-Centric Mindset: A natural ability to liaise effectively with landlords, property managers, auditors, and tenants, translating complex financial information into clear, actionable insights for non-financial stakeholders.
- Analytical Acumen: A keen eye for detail and the ability to interpret financial data, investigate variances, and present findings with clarity and confidence.
- Problem-Solving Expertise: Proven skills in resolving invoicing discrepancies, reconciliation issues, and reporting anomalies with a solution-oriented approach, ensuring resolutions are implemented efficiently.
- Technical Proficiency: Advanced proficiency in Microsoft Excel, with a strong preference for experience with ERP or property management systems (e.g., Yardi, Oracle, SAP). Familiarity with these tools will enhance your ability to streamline processes and improve operational efficiency.
- Regulatory Knowledge: In-depth working knowledge of KSA VAT, ZATCA e-invoicing, and IFRS, ensuring all financial activities align with local and international standards.
- Communication and Collaboration: Exceptional written and verbal communication skills in English, with Arabic fluency highly preferred, to facilitate seamless interaction across multicultural teams and stakeholders.
- Deadline-Driven and Detail-Oriented: The ability to manage multiple reporting cycles and month-end closings under tight deadlines, while maintaining the highest standards of accuracy and attention to detail.
- Team Collaboration: A collaborative spirit that fosters strong working relationships with property management, leasing, and facility management teams, while taking ownership of assigned entities to drive collective success.
This role requires a Bachelor’s degree in Accounting, Finance, or a closely related field, coupled with 4–6 years of accounting experience, ideally within the real estate or property management sector in KSA or the GCC. A valid driving license and reliable transportation are also required, as the role may involve occasional travel to managed assets within the Kingdom.
