Chief Accountant – Strategic Leadership in Real Estate Financial Operations

Key Responsibilities

You will lead the following core responsibilities with precision and strategic foresight:

• Financial Operations Leadership: Direct the entire accounting cycle, including general ledger maintenance, accounts payable/receivable processing, bank reconciliations, and monthly/annual financial closings to ensure timeliness and accuracy.
• Financial Reporting & Compliance: Prepare and validate financial statements in adherence to accounting standards, real estate best practices, and regulatory requirements, ensuring transparency and compliance at every stage.
• Team Supervision & Development: Mentor and oversee the accounting team, providing guidance, performance reviews, and quality assurance to uphold the highest standards of financial record-keeping and reporting.
• Real Estate Financial Management: Manage financial activities related to property portfolios, rental income, service charges, construction projects, and investment entities, ensuring alignment with strategic financial goals.
• Budget & Cost Control: Monitor project budgets, development costs, and variances, delivering detailed financial analyses to support informed decision-making and resource allocation.
• Fixed Asset & Capital Expenditure Oversight: Manage fixed asset accounting, depreciation schedules, and capital expenditures to optimize asset utilization and financial planning.
• Regulatory & Audit Compliance: Ensure strict adherence to internal policies, VAT/tax regulations, and financial reporting standards, while coordinating with external auditors to facilitate smooth and timely audit processes.
• Strategic Financial Planning: Develop cash flow forecasts and financial reports to empower management in strategic planning, risk assessment, and growth initiatives.
• Contract & Vendor Management: Review contracts, lease agreements, and vendor payments to ensure proper accounting treatment and financial integrity.
• Process Optimization: Design and implement accounting policies and procedures to enhance efficiency, strengthen internal controls, and improve financial accuracy.

Qualifications & Experience

To excel in this role, you will bring a robust blend of technical expertise and leadership experience:

• A Bachelor’s degree in Accounting, Finance, or a related field, with a preference for candidates holding CPA or CMA certifications.
• 8+ years of progressive accounting experience, with a proven track record in real estate accounting, property management, or development finance.
• Deep expertise in real estate accounting, including property financials, project costing, and investment analysis.
• Proficient in SAP and other ERP/accounting systems, with advanced proficiency in Microsoft Excel for data analysis and reporting.
• Experience with real estate accounting or property management systems is highly advantageous.
• Strong analytical, leadership, problem-solving, and communication skills to drive accountability and collaboration.
• In-depth knowledge of VAT regulations and audit processes to ensure compliance and risk mitigation.
